Set goals – high goals for you and your organization. When your organization has a goal to shoot for, you create teamwork, people working for a common good. – Bear Bryant, former Alabama college football coach and six-time national champion.

Tenant representation is part of the commercial real estate process. A broker or tenant representative can represent only the tenant’s interests a.k.a. You! A tenant representative helps businesses and business owners find, negotiate, strategize and lease commercial space, units, buildings, or properties. What to Expect During a Tenant Representation Process

A tenant representative is crucial for business owners. Now, if you don’t need a space and post-covid, a lot of business owners are actually choosing to let their employees work from home. This is a great option if it works for your situation. It doesn’t work for every business and even though office space is a little more available than it was just three years ago, it doesn’t mean that you don’t need a representative to help you find the perfect space for your business and/or your employees.

So how do you get started?

We make it easy. At Ambar Realty Art sole job is to find you the right property, negotiate for the best terms and price, and help you move into a space that’s going to work for your business both now and for the goals in the future. Not only do we look at projections for the next six months or 12 months, but where you want your business to be within the next 5 to 10 years.

Your best interests are our priority. We make sure that your needs both now and in the future are being met. You’ll have a variety of options to choose from since we have a network of other tenant representatives throughout the country looking for the best property or selling or leasing the property to potential business owners.

The process simply starts with you having a conversation with one of our brokers to determine what it is you actually looking for. We will ask specific questions to find out your budget, how many employees you’ll need to hold, the logistics on space, utilities, accessibility, and rate of return. You are in the business of making a profit and that doesn’t mean wasting all of your money on Internet services, phone lines, building insurance and your lease. It means making a profit and judging where you need to negotiate for the right terms.

We want to make the deal work in your favor. Once you have found a space that you feel comfortable with we will start negotiating the letter of intent, talking about floor plans, finalizing the lease and coordinating any lawyers, contractors or other parties involved. Your tenant rep will know where the market is and how to negotiate the rent, and any tenant improvement allowances.

The key is sitting down with one of our tenant reps to determine where you want to be, where you are currently, and your future budget. We need to find out what makes sense for your business so that you remain profitable and that the space is useful both now and in the future. When you are ready to buy or sell a business space, or commercial property, or if you have a property that needs to be leased, contact Ambar Realty.
